Laws, court rules, and local practices change. Each page that explains the law shows the date it was last reviewed, and it may not reflect changes made after that date. Before you act, talk with a lawyer about your specific facts.

When we start representing you

Reading this site, calling us, or sending us a message does not create an attorney-client relationship. Neither does describing your matter to us, sending us documents, or accepting the engagement terms we send you.

We represent you only after an attorney reviews your matter, runs a conflict check, accepts the matter, and confirms that acceptance to you in writing. Nothing is accepted automatically, and we may decline any matter.

Information you send before we accept

If you’re a landlord or owner and you contact us by email or mail about having us represent you in a matter, we treat you as a prospective client. Even if we decline the matter, we will not use or reveal what you tell us, except as the Rules allow for a former client’s information (Rule 1.18(b)). Our privacy policy explains how we protect it.

Until we confirm in writing that we accept your matter, you are responsible for every deadline in it, including notice periods and court dates. If we decline, we will tell you. If you still want to move forward, talk with another lawyer promptly.

Share case details by email

To start a case, email us at support@518evictions.com. We’ll ask about the property, the tenants, and the rent or what happened, and tell you which documents to send. Please send only the documents we ask for, and don’t send case details by text message or social media.

Who we represent

We represent landlords and property owners in residential and commercial eviction cases. We do not represent tenants or occupants in these cases.

We don’t give legal advice to tenants or occupants in eviction cases. If we represent the landlord in your case, the only advice we can give you is to talk with a lawyer (Rule 4.3). These free resources can help:

Emails about new cases are for landlords and owners seeking representation, so please don’t use them to send us your side of a case. If you need to reach us about a case we filed, use the contact information on the court papers. If you have a lawyer, please have your lawyer contact us (Rule 4.2).

Service area pages are not offices

We take cases in courts across Albany, Schenectady, Rensselaer, and Saratoga counties. Pages about a county, city, town, or court describe where we work. They are not offices, and they do not mean an attorney is based there. Our only office is at 401 New Karner Road, Suite 102, Albany, NY 12205.

Timelines are typical ranges

Any timeline on this site is a typical range, not a promise. How long a case takes depends on the notice that applies, the court’s calendar, whether the tenant answers or raises defenses, adjournments, and other factors outside our control.

Good Cause Eviction coverage changes

Outside New York City, the Good Cause Eviction Law (RPL Article 6-A) applies only in cities, towns, and villages that adopt it by local law (RPL 213). The list of participating municipalities changes, so this site names the municipalities that have opted in as of a stated date.

For the current list, see the latest Good Cause Eviction Law notice on the Good Cause Eviction page of the NYS Division of Housing and Community Renewal (DHCR): hcr.ny.gov/good-cause-eviction. Each notice is dated, and a recently adopted local law may not appear in it yet.
