What to have ready

Have these ready. In your first email, just give us the property’s address, the owner’s name (or the owning company’s exact legal name), and the names of the tenants and any other adult occupants, so we can check for conflicts. Then we’ll tell you which documents to send. If you don’t have something yet, email us anyway.

  • The property’s address, including the unit
  • The lease, or a note that there’s no written lease
  • The names of the tenants and any other adult occupants
  • The owner’s name, or the exact legal name of the company that owns the property
  • The monthly rent, what’s owed, and your rent ledger or payment history
  • For a rental in the City of Albany, its current Residential Occupancy Permit or Certificate of Occupancy

What happens next

We run a conflict check, and our attorney reviews your case and decides whether to accept it. Nothing is accepted automatically. Before we accept, we send you our fees and engagement terms to review. If we accept, we confirm it in writing and begin work; if we don’t, we tell you.

Until we confirm in writing that we accept your matter, you are responsible for every deadline in it, including notice periods and court dates.

What you tell us

Emailing us about a matter does not create an attorney-client relationship. If you’re a landlord or owner asking us to represent you, we treat you as a prospective client. Even if we decline the matter, we will not use or reveal what you tell us, except as the Rules allow for a former client’s information (New York Rules of Professional Conduct, Rule 1.18(b)).
