Rensselaer County eviction lawyer for landlords

Which local court hears a Rensselaer County eviction depends on where the rental is. We take cases in Troy City Court, Rensselaer City Court, and the county’s 14 town courts. We don’t take cases for rentals inside the Villages of Hoosick Falls and Nassau, which have village courts of their own. Each court is listed below, with what decides which one hears your case.

Rensselaer County’s city and town courts

The rental’s location sets which local court hears the case (RPAPL 701(2)). We represent landlords in each city and town court listed here, for rentals anywhere in the county except two villages, named at the end.

City courts

Each of the county’s two cities has a court of its own, limited to property within that city (UCCA 204). For a Troy rental, our Troy page covers the city’s Good Cause law and its landlord registry.

Town courts

Berlin, Brunswick, East Greenbush, Grafton, Hoosick, Nassau, North Greenbush, Petersburgh, Pittstown, Poestenkill, Sand Lake, Schaghticoke, Schodack, and Stephentown.

Most of these courts sit in the evening, some weekly and some only in certain weeks of the month, as the state’s court directory listed them on October 15, 2026. Before visiting any court on this page, city or town, confirm its hours or schedule with the court.

The two villages we don’t take cases in

The Villages of Hoosick Falls and Nassau have village courts of their own. We don’t take cases for rentals in either village. In the rest of the Towns of Hoosick and Nassau, we do.

A mailing address won’t settle which side of a village line a rental is on. What counts is whether the property is inside the village.

The City of Rensselaer is not the county

The City of Rensselaer is one of the county’s municipalities, and its court’s reach is the city, not the county as a whole (UCCA 204).

A Rensselaer mailing address doesn’t settle it. East Greenbush Town Court’s own address, as the state’s court directory lists it, reads Rensselaer, NY 12144, the same place name and ZIP code as Rensselaer City Court’s address. The city line, not the post office, decides the court.

Good Cause Eviction in Rensselaer County

Each city, town, and village decides for itself whether to adopt the law (RPL 213(1)). As of September 29, 2026, the City of Troy was the one place in the county that had adopted it. DHCR, which administers the law, publishes a list of participating places, which can trail new local laws; its most recent edition is dated May 4, 2026.

Our Troy page covers Troy’s law and its dates, and our Good Cause Eviction compliance page sets out who is exempt and what a case must show.

Waiting periods New York law sets

These are minimums, not a forecast. The court’s calendar, adjournments, and stays can add time, so we don’t promise how long a case will take.

  • A rent demand must allow at least 14 days (RPAPL 711(2)).
  • A non-renewal notice allows at least 30, 60, or 90 days; the longer of the tenant’s time in the unit and the lease term sets which (RPL 226-c(2)).
  • A licensee or squatter gets a 10-day notice to quit (RPAPL 713).
  • The petition is served at least 10 and not more than 17 days before the hearing, unless the Appellate Division’s rules for a court provide a different nonpayment schedule (RPAPL 732; 733(1)).
  • If either side asks when the tenant answers, the court adjourns the trial for at least 14 days, unless both sides agree otherwise (RPAPL 745(1)).
  • Once the landlord has a judgment and a warrant, the officer must give at least 14 days’ notice in writing before executing it (RPAPL 749(2)(a)).

If the statute’s conditions are met, the court may also delay issuing the warrant for up to one year, on the occupant’s application, in a residential case (RPAPL 753(1)). In a residential case based on a breach of the lease, the court must hold off issuing the warrant for 30 days so the tenant can correct the breach (RPAPL 753(4)). Our notices page explains which notice a case starts with.

Our cases in Rensselaer County

We take nonpayment cases, holdover cases, and licensee and squatter cases for landlords in these city and town courts. A residential case costs the same flat fee in any of them. Add-on fees apply only if your case requires them or you choose an optional service. The amount is on our pricing page, and how it works lays out the Notice, Court, and Possession stages. Our attorney reviews each case before we accept it.

Frequently asked questions

Is the City of Rensselaer the same as Rensselaer County?

No. The city is one of the county’s municipalities, and its court takes cases only for property inside the city line (UCCA 204).

Do you take cases in Hoosick Falls or Nassau?

Not for rentals inside the Village of Hoosick Falls or the Village of Nassau. For a rental elsewhere in the Town of Hoosick or the Town of Nassau, yes.

Does Good Cause Eviction apply in Rensselaer County outside Troy?

Not as of September 29, 2026, when the City of Troy was the county’s only municipality to have opted in. Another can opt in by local law later (RPL 213(1)). Either way, a rent demand, a non-renewal notice, and a petition carry the Good Cause notice whether or not the unit is covered (RPAPL 711(2), 741(5-a); RPL 231-c(1)).

Which local court hears an eviction in East Greenbush or Brunswick?

The town’s own court: East Greenbush Town Court or Brunswick Town Court. Their mailing addresses can mislead, since East Greenbush’s court lists a Rensselaer address and Brunswick’s court shares Troy City Court’s ZIP code, so go by the town the rental is in.
